Pros include onsite fitness center including indoor pool, W/D in each unit, 24hr doorman, game room, decent views, ton of wharton people (if you like that) Cons: high price, unresponsive management, they are rather unkind towards students, slow and crowded elevators. Management: 2 out of 5 Location: 5 out of 5 Value: 4 out of 5 Condition: 5 out of 5 The building has excellent amenities, the facilities are new, the elevators were just redone, they've recently invested in the apartments, and the location is ideal. The only problem is the manager. He runs both the leasing office and the management of the building. If you don't have any major problems, it's fine, but if something does go badly and it reaches a level where you have to deal with him directly, that's not a fun experience. Of course, minor problems can be dealt with by the many competent employees, so it's only in really bad situations that you have to deal with the Manager directly. Once you rent your apartment, the price is worth it: The gym, pool and sun-deck are great. the apartments are very big and have all amenities. Doormans are very nice and helpful and maintenance is a non-issue. Most importantly, location is the best and it is easy to find people to share cabs to school with or to study in the winter... Management: 1 out of 5 Location: 5 out of 5 Value: 3 out of 5 Condition: 4 out of 5 I agree with pretty much everything in the reviews below. Location's perfect for Old City, Center City and School. You can walk to Pure for the best Wharton parties. Many clubs, particularly the Wine Club and also Whalasa, hold lots of events in the building at the Panorama Club. The gym's decent enough to keep you motivated -- the locker room has showers and a sauna. The game room has foosball, ping pong and pool tables. You almost never fail to find other students rushing to class (so they will split the cab). I recommend a 2B/2B if you can get one. It makes the price reasonable while sacrificing little; and you stand a good chance of getting a balcony. There are a few "buts," however; and you should read those in the earlier reviews. Management: 0 out of 5 Location: 3 out of 5 Value: 2 out of 5 Condition: 3 out of 5 The building is decent. The doormen and facilities workers are all very nice. BUT, the management is horrible. They have now lied to me at least twice. They have not demonstrated any desire to explain or compensate tenants for the various inconveniences that have occured over the past two years including (1) Elevators that took as long as 30-40 minutes to come to your floor and (2) several fire alarms and fire alarm "tests" that occurred during the day and in the middle of the night. I can't say enough about how poorly the individuals in the management office, particularly Larry and Ron, have conducted themselves. Management: 0 out of 5 Location: 3 out of 5 Value: 1 out of 5 Condition: 3 out of 5 It's generally a decent building, and the ammenities are nice (pool, gym, doorman). Unfortunately, management is dismal. Massive elevator restoration project, that we were not warned about, last year meant 10 minute waits in the lobby. This year, some sort of upgrade in the fire alarm system meant glitches, and false alarms, at 3 in the morning for a couple of weeks. Would be okay if management compensated for inconvenience, but it is clear they don't see a need to be super sensitive to tenant needs. Management: 3 out of 5 Location: 4 out of 5 Value: 3 out of 5 Condition: 3 out of 5 I personally like the building and think it has been an overall good experience because I don't have to worry about anything going wrong. If something breaks, they fix it right away in my experience. Some of my friends are moving out because they think it is too expensive. It's true - you can find better value in Center City but it takes more legwork. If you just want to find a place easily that has nice amenities and you are willing to pay a small premium, then this is a nice place to live. I have a one-bedroom and pay $1490 per month plus utilities (approx $74-100 per month). Edit Delete |
